1.General:
1.1.The reserved room in the B&B is made available by handing over the house key and room key.
1.2. Arrival and check-in at our B&B is between 4 p.m. and 7 p.m., or otherwise in consultation. Tenants who cannot arrive before this time must inform the landlord. 1.3. Any complaints regarding the stay must be made with the landlord/owner immediately at the start of the stay, but no later than 24 hours after arrival, in order to give the owner of the B&B the opportunity to resolve the complaint satisfactorily. After this period, no appeal can be made to a defect regarding the accommodation. 1.4. Owner B&B de Zilveren reiger is not liable for the consequences of theft, accidents or damage to the tenant's property, except in the event of fault on his part. In such a case, however, the landlord can never be held liable for compensation for more costs or damages than would be covered by normal third-party insurance under these circumstances.
1.5.On the day of departure, the tenant must leave the B&B before 10:30 am.
2.Reservation and payment:
2.1.A reservation can be made via our website www.dezilverenreiger.nl. All practical questions are also answered there.
2.2.After booking your stay, you will be redirected to the payment page via the website.
2.3. The payment of 100% of the total rental amount (incl. additional costs) must be paid upon booking. You will then receive a booking confirmation by email.
2.4. Bookings without payment will be deleted after 24 hours and therefore not confirmed and honored. (If a reservation is made without immediate payment, we will send a one-time request via email as a reminder to make the payment. If there is no response, we will delete the reservation.)
2.5.Payment of the travel sum implies that the tenant has taken note of and agrees to the general terms and conditions stated here and the full description of the holiday accommodation that he has rented.
2.6. There is a free cancellation option up to 7 days before arrival. This can be reported to the accommodation by telephone.
2.7. If there are unforeseen circumstances that prevent you from coming: please contact us by phone. We will then see how we can arrange everything as best as possible.
3. Rights and obligations of the landlord:
3.1.The landlord is obliged to make the room available to the tenant clean and in good condition on the date and time of commencement of the rental period.
3.2. Any additional costs must be stated in the rental agreement.
3.3. Except in the case of intent or gross negligence on the part of the landlord, the landlord accepts no liability for loss, theft, damage or injury of any kind whatsoever, caused to or by the tenant or the tenant's property during the rental period and/or as a result of staying in the rented room. The landlord is, in any case whatsoever, liable up to the amount of the basic rent.
4. Tenant's rights and obligations:
4.1. The tenant may not stay overnight in the rented room with more people than agreed in this rental agreement, unless with the written permission of the landlord. If the stated number of people is exceeded without written permission, the agreement will be considered to have been terminated without any right to compensation (which means that the tenant must leave the B&B immediately).
4.2. The tenant must use the rental property exclusively as a rented room and may not allow third parties to rent or use the rental property.
4.3.A group of tenants under the age of 21 is only allowed after written permission from the landlord.
4.4. The tenant will use the rented room with care, whereby the tenant is liable for any damage caused to the rental property during the rental period, including damage to or loss of (part of) the inventory, unless the tenant demonstrates that the damage cannot reasonably be attributed to him.
4.5. The stay in the room is entirely at the risk of the tenant. The tenant also takes responsibility for his guests and/or family. The burden of proof lies with the tenant, therefore the tenant declares to be in possession of a third party insurance.
4.6. Tenant must leave the rented room with inventory on the date and time of termination of the lease agreement without damage. If this is not the case, the landlord is entitled to charge additional costs.
4.7. Tenant is not allowed to bring pets.
5. Dissolution:
5.1. The landlord/owner of B&B de zilveren reiger is entitled to consider this rental agreement as terminated, without notice of default or judicial intervention being necessary if:
-the full rental amount has not yet been paid at the start of the rental period.
-the tenant leaves the rented room prematurely.
-if the tenant fails to comply with the obligations arising from this rental agreement and/or regulations.
5.2. Leaving the rented room voids all rights to compensation, whether monetary or otherwise.
6. Disputes: Despite the utmost care and effort of the landlord, it is still possible that a tenant has a justified complaint. The tenant must report any complaints and technical malfunctions immediately, in order to give us the opportunity to resolve the matter immediately. In the meantime, the tenant must take all steps that can reasonably be expected of him in order to limit any damage. If the complaint is not resolved satisfactorily, the tenant has up to 2 weeks after the complaint arose to submit the complaint in writing to B&B de zilveren reiger, Reigerstraat 1, 4331BA Middelburg.
7.Other:
7.1. It is possible that work is being carried out in the immediate vicinity of the rented holiday accommodation, e.g. road works and/or (re)construction activities. B&B de zilveren reiger as landlord cannot accept any responsibility or liability for any inconvenience.
7.2. The owner is and remains fully responsible for the general condition of the rented room.
7.3.B&B de zilver reiger is not responsible for providing incorrect information, we accept no liability for any damage that may arise as a result.
7.4. Dutch law applies to all agreements concluded between B&B de Zilveren Reiger and the tenant.
7.5 B&B de zilveren reiger offers a number of additional services such as referral to a bicycle rental company or bicycle shed. The use of these is at the tenant's own risk, own costs and according to the general terms and conditions of the actual provider.
